Popular food led pub bought by experienced licensee

Known locally as the Ebby, The Ebrington Arms at Knowle, Nr Braunton in North Devon has recently been sold. Named after the Earl of Ebrington, once a Member of Parliament for Barnstaple, the business was sold by licensed property specialists Stonesmith of Exeter on behalf of Mike and Jacqui Peacock. The new owner is Lee Slade an experienced bar manager from Barnstaple.
Lee has had seven years working as a bar manager but this is the first time he has run his own pub. Lee is supported by his mum Denise and commented “I decided to take on the challenge of owning my own pub and I am looking forward to making The Ebrington Arms an asset to the area. I want to keep it as a community and family orientated pub with good quality but affordable food and beer”. Joining Lee is Shaun Tucker who is a qualified chef and who will help with the catering.
Lee said “this will be a big challenge for me but I am looking forward to meeting the locals, making new friends and being part of the community. I also have a really enthusiastic team of welcoming and friendly staff and the pub is for all ages to enjoy. Whilst the pub has a great trade in the summer months I would like to introduce more skittles, darts and pool teams to keep it thriving throughout the winter”.
The Ebrington Arms is an attractive 18th Century village inn situated a mile from the large sandy dunes and popular beaches at Braunton and benefits from a busy passing trade.
A deceptively spacious property, over the past 2 years is has been upgraded and new catering kitchens put in. The trade areas provide a snug bar for 20, lounge bar for 40, 30 cover restaurant and a family/games room for a further 30. The first floor provides private owners accommodation with 3 double bedrooms, a lounge, kitchen/breakfast room and a self contained 1 bedroomed flat.
Externally the property has an impressive trade decked area to the front with picnic style benches and tables providing seating for approx 52. To the side there is a private garden and to the rear parking for 30 cars.
Mike Phillips at Stonesmith commented that Lee and his mum viewed the Ebrington Arms within two weeks of it coming on to the market with Stonesmith and within 8 weeks of their offer being accepted the sale was completed.
A leasehold business Stonesmith sold The Ebrington off an asking price of £50,000.
