Very rarely does a property come on to the market for the first time in over 60 years. The Coffee Mill in Lynmouth, North Devon, is such a property and it has now been bought by Dot Culf and Chris Golby.

Living and working in East Sussex, they were inspired by a TV program about people changing their life for the better and this motivated them to ask questions about where they wanted to be in the future. Having decided to look for the alternative lifestyle they found The Coffee Mill marketed by specialist property agents Stonesmith and did some desktop research about the area. They immediately visited the property and, after viewing, asked for the trading figures which looked robust. Having never been to Lynmouth before, they found it had the X Factor that they'd hoped for and pretty much made a decision on their first trip to the cafe, Lynmouth and the surrounding area.

Having purchased the successful business they have yet to look back. Dot and Chris have not made any major changes and are listening to what their customers want the menu has been tweaked with a few new special dishes and a few modern choices like ciabbattas added. Adding to the continuity they have also kept some of the previous staff on and added new staff where vacancies existed.

One of the areas they have enhanced is the trade garden, with more potted plants and flower arrangements added to make The Coffee Mill even more attractive. Looking ahead to the future they will implement any changes at the end of the season ready for next year, but at present are delighted with the new venture and the welcome and positive feedback from the locals and customers.

The Coffee Mill and its tea gardens occupy a prime trading position and is a well established daytime catering operation. Lynmouth and Lynton are often referred to as “Little Switzerland of England” and is a magnet for tourists and day trippers throughout the year.

The business offers a main cafe area for 40 plus, a snug/lounge area for 6, take away counter, catering kitchen and outside a partially covered tea garden for 120 plus, with stunning sea views and surrounding countryside. The first and second floors offer 2/3 bedroomed private accommodation, with a decked roof terrace.
