Good quality village pub with immaculate owner’s accommodation

Having looked at over 40 different pubs, Creighton and Sharron Kirk knew at once that The Castle at Landkey in North Devon was the one for them. They loved the area and it felt instantly like home. Previously owned by Sam and Gill Adams, the business was sold by licensed property specialists Stonesmith of Exeter.

Creighton and Sharron were looking for somewhere to settle with their two children that offered them the opportunity to used Creighton’s expertise as a chef and Sharron’s management skills. The Castle is exactly what they had hoped for and they have been warmly welcomed by the locals and the children have settled in the local primary school.

Since moving to the area the new owners have sourced fresh produce from nearby local suppliers, with a new menu and home cooked fresh meals they have received praise for the standard of catering. Food is available lunchtimes and evenings and on Sunday there is a traditional roast. In addition they have introduced a new range of bar nibbles, a specials board and bar snacks/light meals. They hope to establish a fresh fish menu with regular demand.

The Castle is popular with the locals and it runs 4 skittles and a shove ha'ppeny team. Euchre is played socially with pool and darts being reintroduced as team sports. Landkey football team have also expressed an interest in using the facilities as a social hub and for post games. So far the response has been very positive and more events are planned including live monthly music and fortnightly open mike nights. To promote the business Creighton and Sharron hope to have a new website and Facebook page up and running shortly

As well as being supported locally, The Castle also attracts visitors and holidaymakers alike, being close to the North Devon surfing beaches and various visitor attractions in the area. The pub is very much family friendly and welcomes well behaved dogs.

Although in excellent order, the new owners have refigured the seating and made their mark with some minor changes. Presently the only plan is to refurbish the catering kitchen. In the winter they will open up the fireplace to create a warm, welcoming and cosy atmosphere and throughout the summer they are making more of the barbecue on sunny days.

Situated in the centre of Landkey the pub provides a main bar with 20 covers plus standing room, a 44 cover restaurant, catering kitchen with backup facilities, cellar and 3 bedroomed owners flat. Externally there is a small car park, with a 50 space public car park adjacent, a garage, beer garden, private garden and skittle alley.

Stonesmith sold The Castle off an asking price of £49,950, for the leasehold business.
